Gas Safety Certificates (CP12)
Every property with gas appliances must have an annual gas safety check carried out by a Gas Safe registered engineer. Penalty for non-compliance: up to £6,000 fine and/or 6 months imprisonment.
Electrical Installation Condition Reports (EICR)
All private rented properties must have an EICR carried out at least every 5 years. Penalty: up to £30,000.
Energy Performance Certificates (EPC)
All rented properties must have a valid EPC with a minimum rating of E. Penalty: up to £5,000.
